From the time Todd Dwyer was seven years old, he would spend his summers surveying development sites with his father in Missouri. Todd spent the next few decades of his life internalizing invaluable industry knowledge, research, and experience in surveying and engineering. Todd later continued his path at the University of Missouri at Columbia where he earned his Bachelor of Science degree in Civil Engineering with a minor in mathematics, ultimately becoming a licensed professional engineer and licensed professional surveyor. His time spent in the engineering world allowed Todd the unique ability to work in CAD engineering software—a skill he takes advantage of to this day in order to find the most efficient, cost-effective, and attractive way to maximize space on behalf of his tenants. (He’s been known to spend hours configuring development projects 20+ ways in order to ensure he’s using a site’s space in the most strategic manner possible). Todd leads the OnPoint team and team selection process for every project. Working with national retail and restaurant chains, shopping centers, and one of the nation’s largest homebuilders, Todd has entitled/developed over 5,000 units and parcels of land—both residential and commercial. As an acquisition director for real estate development firms, Todd has successfully planned and designed commercial sites, residential subdivisions, industrial and municipal utility projects, and roadway designs.
Raised in South Africa and London, Mike Gerber brings an international perspective to all of his development endeavors. He attended boarding School in Switzerland and the UK before moving to New York for college where he graduated from Long Island University in 2009 with an MBA in International Business & Administration. Mike began his career at a private equity firm based in La Jolla, CA before transitioning toward real estate development in the Hamptons, NY. After coordinating several development projects, Mike’s interests led him back to San Diego to pursue commercial real estate development, where he is currently building out the industrial space with OnPoint.
Steven Pollock, a Southern California native with deep roots in the building industry, was shaped by a family legacy of multi-family developers and framing contractors. From an early age, he pursued a career in construction, earning a Bachelor of Science in Civil Engineering from California Polytechnic State University, San Luis Obispo.
With more than a decade of experience as a Land Development Engineer and Project Manager at one of the nation’s largest civil engineering firms, Steven has mastered the management of intricate CEQA compliance, entitlement processes, phased developments, and large-scale retail shopping centers. He orchestrated a national tenant’s West Coast expansion initiative, overseeing due diligence, permit expediting, and end-to-end project coordination to deliver openings ahead of schedule and under budget.
Renowned for his strategic acumen in entitlement navigation and design optimization, Steven specializes in customizing solutions that enhance tenant operations, maximize spatial efficiency, and mitigate risks. Since joining OnPoint Development in 2023, he has spearheaded the firm’s industrial and retail portfolio, providing expert development management services to clients executing ambitious rollout programs.

A Cincinnati native, Michael channels his competitive drive, honed as a former collegiate athlete at Lindenwood University, into his role as OnPoint’s Director of Business Development. He leads the expansion of real estate development and management services for franchises, developers, tenants, and investors.
With over 20 years of expertise in real estate development, acquisitions, and debt/equity placement, Michael has driven projects exceeding $700 million across retail, industrial, self-storage, and multi-family sectors. His extensive network of private equity firms, high-net-worth investors, commercial brokers, lenders, and developers fosters partnerships that deliver exceptional results.
Before rejoining OnPoint, Michael served as Vice President of Investment Sales at a commercial brokerage, specializing in multifamily transactions. He previously served as Managing Principal at a boutique finance and investment firm, refining his expertise in debt and equity. His skills in capital markets, investment sourcing, due diligence, and project design transform visionary ideas into reality.

Rodrigo, originally from Sacramento, CA, holds a bachelor’s degree in Civil Engineering from San Diego State University. With over three and a half years of experience in Land Development, he has worked on entitlements and construction documents for multifamily, student housing, and retail projects. Currently, he is pursuing a Master of Science in Real Estate at the University of San Diego. Rodrigo intends to leverage his design and project management expertise to enhance the team’s portfolio and development management services.

With a proven track record in both real estate and investment management, she has successfully led financial operations that enhanced profitability, streamlined reporting systems, and supported large-scale development initiatives. Denise’s background includes uncovering and correcting multimillion-dollar discrepancies, negotiating significant audit savings, and implementing financial systems that align resources with long-term growth objectives.
